Job Summary:
NAI Southern Real Estate is looking for an experienced Commercial Property Manager to manage a portfolio of properties for the firm.  NAI Southern Real Estate is an established commercial real estate firm with a long term property management division, managing a portfolio of properties in the Retail, Office, Medical Office and Industrial sectors. This position will manage a portion of the overall company portfolio, working along-side several other property managers, the accounting department, vendors and NAI Southern Real Estate’s in-house property technicians. This is a great opportunity for an experienced property manager to join a solid company and portfolio. The ideal professional will be self-motivated, experienced, organized and an exceptional communicator along with meeting the requirements outlined for the position.

Summary of essential job functions:

  • Prepare preliminary annual budgets
  • Manage tenant related issues and tenant relations
  • Maintain vendor Certificates of Insurance
  • Maintain all building contracts
  • Monitor work orders activity
  • Prepare monthly variance reports
  • Maintain tenant handbooks, fire evacuation plans, etc.
  • Track/ maintain property inspections
  • Send out tenant surveys and respond to concerns
  • Maintain roof inspections
  • Maintain tenant and vendor Certificates of Insurance
  • Approving all invoices
  • Property specific correspondence
  • Prepare documents for meetings such as property owners, etc.
  • Prepare RFPs for property work as needed
  • Prepare move-in / move out packages for tenants
  • Maintain capital budgets for the properties
  • Maintain blue prints for properties
  • Miscellaneous duties as needed
  • Project management as required
  • Working knowledge of MRI
  • HVAC reports for retail tenants

Qualifications:
An outgoing, motivated professional with a minimum experience of 5 years managing commercial properties, a four year degree, a CPM designation, a working knowledge of Building Engines and MRI. Exceptional customer and client relationship skills and an in depth knowledge of Microsoft Office (Word, Excel, and Outlook) is a must. The ability in performing analytical and financial tasks with excellent verbal and written communication skills is also a requirement.
