Flagship Healthcare Properties is a rapidly growing commercial real estate investment firm located in Charlotte, NC that specializes in the acquisition, development, management and leasing of medical office properties, primarily in the Southeast.  The Vice President of Project & Construction Management is a newly created role to support the firm’s growing portfolio of buildings managed, developed, and acquired by managing the construction activities for tenant buildouts, ground up development, and capital improvement projects. This is a project management role requiring a knowledge of commercial construction and design of real estate facilities, specifically medical. We are looking for someone that can work across multiple departments, while managing various project management tasks and assignments throughout the organization. As a boutique firm, we only hire professionals with the highest ethical standards and work ethic given our team members have a direct impact on our firm’s reputation and performance. 

Job Description:

Tenant Improvements:

  • Advocate for tenant during programming/space design
  • Review architectural drawings, suggest changes if beneficial to tenant, looking for opportunities to value engineer.
  • Specify and verify material specifications if no architect is involved.
  • Solicit multiple bids from General Contractors to perform tenant improvement, including tenant’s preferred contractor if requested.
  • Facilitate access to properties for bidding.
  • Compare bids, look for cost savings, give feedback to General Contractors
  • Review bids with tenant for tenant’s selection and approval.  Review contract language.
  • Oversee work, resolve issues with general contractors, and approve pay applications in coordination with the architect.
  • Be primary source of contact for General Contractors, Property Managers and Tenants during TI.

Development:

  • Manage all construction activities for Flagship Healthcare’s development pipeline reporting updates and progress.
  • Manage all pre-construction activity and coordination with selected contractor and design team members.
  • Assistance as needed with entitlement procurement, purchase sale agreements, easements and lease negotiation.
  • Define, update and track project scope, budget and schedule for Flagship’s development deals from project concept through completion.
  • Approve and process all construction and design related proposals, contracts, change requests and invoices.
  • Update schedules and budgets as needed.
  • Contribute to RFP process efforts including response preparation, and live interviews.
  • Expertly manage workflow and communication between owner, tenant, contractor and design team through the life of the project.
  • Manage all aspects of the construction draw process with our lending partners.
  • Manage all aspects of ongoing OAC meetings on behalf of Flagship for all of our active construction projects.
  • Prepare regular construction progress updates for development department leaders, FHP management team and REIT board.
  • Create new standard practices and procedures around construction management and reporting for Flagship’s development department.
  • Understand and enhance the Flagship brand through the facilities that we deliver and the processes for communications we have with our clients along the way.

Capital Projects:

  • Provide consultation, make specifications, and solicit multiple bids for capital improvements, review contract language, and approve contracts. 
  • Oversee work to completion, and resolve issues that arise.
  • Provide assistance in long-term capital cost forecasting for property management.
  • Provide consultation on energy management or other operating issues as requested.
  • Serve as subject matter expert on building systems when requested, seeking outside consultants when needed.

Additional:

  • Find ways within Flagship’s corporate structure to standardize capital & tenant improvement processes.
  • Inspect properties for long term capital planning.
  • Perform any other task requested in support of Flagship’s mission.

Qualifications:

  • Proven record of providing exceptional internal and external customer service.
  • Ability to demonstrate initiative and reflect a sense of urgency by meeting or exceeding deadlines.
  • The ability to think and work both independently and in a team environment.
  • Organized and capable of managing multiple time sensitive tasks across various projects
  • Excellent written and verbal communication skills, problem-solving abilities, organizational and analytical skills.
  • Must be able to clearly and concisely communicate objectives, an action plan to achieve said objectives and the responsibilities of each team member in order to get there.
  • Must excel at anticipating potential conflicts or issues before they have a detrimental impact on a projects budget or schedule.
  • Must show experience and demonstrate examples of thinking creatively and leveraging resources to solve problems as they arise during construction.
  • Excellent understanding of design and construction in the healthcare environment, employment experience with a health system or provider is preferred.
  • Experience with negotiating typical general contractor and Architect AIA contract documents.
  • Proficiency with software including Word, PowerPoint, Excel and project management specific scheduling software such as MS Project preferred. 
  • Experience with reviewing, approving and processing design and construction related invoices.
  • Familiarity and experience working with development proforma tools (Argus, Excel models, etc.) is encouraged.
  • Experience managing contractor and/or designer RFP selection processes is encouraged.
  • Bachelor’s degree
  • PMP certificate a plus
  • Minimum 5 years of related work experience managing healthcare construction projects.
